What is your home worth?

Online estimates are a starting point at best. A real evaluation looks at your actual home, your street and the sales around you, and comes from an agent who sells in your neighbourhood.

How the evaluation works

  1. 1

    Tell us about your home

Send the address and a few details through the form, or call 519-755-1180.

  2. 2

    We review the market

Your agent pulls comparable sales and competing listings for your area and home type.

  3. 3

    A look at the home

In person or by video, we see the updates, condition and features that move the price.

  4. 4

    Your price range

You get a realistic range, the reasoning, and what would change it. Next steps are your call.

What does the evaluation look at?

The things buyers pay for: size and layout, bedrooms and bathrooms, the lot, parking and garage, basement finish, the age and condition of the roof, furnace, windows and kitchen, and any recent updates. Then we compare your home with recent sales of similar homes nearby and with the listings it would compete against.

On rural properties we also consider acreage, outbuildings, the well and septic system and zoning. On condos, we look at the building, the fees and what they include, and recent sales in the same complex.

Why not just use an online estimate?

Automated estimates only see public data. They cannot see your new kitchen, the basement you finished, the busy road behind the fence or the ravine view out back. In smaller towns and rural areas, there are often too few recent sales for an algorithm to be reliable at all.

An agent who sells in your area can account for those differences and explain them. That is the number you can actually plan around.

Questions

Questions we hear often

Ask us something else

Is the home evaluation really free?

Yes. There is no cost and no obligation to list your home with us. Many homeowners ask for an evaluation to plan a move a year or two out, to make decisions about renovations or refinancing, or simply because they are curious. We are glad to help either way.

Is a home evaluation the same as an appraisal?

No. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender for financing. A home evaluation from a real estate agent is a market opinion of what your home could sell for, based on comparable sales and competition. For selling decisions, an agent's evaluation is usually the more practical tool.

How accurate are online home value estimates?

They can be a rough starting point, but they often miss by a wide margin because they cannot see your home's condition, updates, layout or setting. They are least reliable in small towns and rural areas with few recent sales. An agent's evaluation accounts for what the algorithm cannot see and explains the reasoning.

How long does a home evaluation take?

A walk-through usually takes under an hour, and your agent prepares the price range and comparables afterward. Timing depends on scheduling and how much research the property needs; rural and unique homes take more digging. We will tell you when to expect it when you book.

What improvements raise a home's value the most?

Before a sale, the best returns usually come from inexpensive work: cleaning, decluttering, paint, small repairs, lighting and curb appeal. Larger projects like kitchens and bathrooms rarely return their full cost. Ask us before you start a project, and see our guide to renovations that pay off.
