Buying a home in Brantford, Brant and Norfolk

Whether it is a first condo, a family home in West Brant, a century house in Paris or a cottage near the lake, we help you find it, check it properly and buy it on terms that protect you.

Where should you buy?

Start with how you live. If you need the 403 for a Hamilton commute, West Brant or Paris put you close to an on-ramp. If you want a village school and a big yard, look at St. George or Burford. If the dream is a beach walk after dinner, Port Dover and Turkey Point are calling.

Our community guides cover schools, commutes and the homes you will find in each place, and we are always happy to drive the areas with you.

What does it cost to buy, beyond the price?

Plan for your down payment plus closing costs: land transfer tax, legal fees and disbursements, title insurance, a home inspection, any property tax or utility adjustments, and moving. If you put down less than 20%, provincial sales tax on the mortgage insurance premium is due in cash at closing.

Our land transfer tax calculator and mortgage calculator help you estimate, and our guide to hidden buying costs lists everything to budget for.

How do we protect you when you buy?

By slowing down where it matters. We read the listing details closely, ask about the age of the roof, furnace and windows, check for permits and heritage designations, and recommend the right conditions for the property: a home inspection, financing, a status certificate review on condos, and water and septic checks on rural homes.

Several of our agents bring trade and finance backgrounds. Peter Ligori is a licensed electrician and has worked with new home warranties, and Nadene Aasla spent 20 years in banking before real estate. That experience shows up when you need it.

Questions

Questions we hear often

Ask us something else

How does a buyer's agent get paid in Ontario?

How a buyer's agent is paid is set out in a written buyer representation agreement that you sign before you work together. Often the commission is offered by the seller through the listing, but the agreement explains what happens if it is not. We walk you through the agreement line by line before you sign so there are no surprises.

How long does it take to buy a home?

It varies with you and the market. Some buyers find the right home in a weekend, others search for months. Once your offer is accepted, conditions typically take about a week to clear, and closing is usually set 30 to 90 days out, though it can be shorter or longer by agreement between buyer and seller.

Should I always get a home inspection?

In almost every case, yes. An inspection can uncover problems with the roof, foundation, wiring, plumbing or moisture that you would never see at a showing. If a competitive situation makes an inspection condition hard, we can talk about a pre-offer inspection instead, so you are not buying blind.

Can you help me buy outside Brantford?

Yes. We work across the County of Brant, including Paris, St. George and Burford, and across Norfolk County, from Simcoe and Waterford to Port Dover, Turkey Point and Port Rowan. If you are moving here from elsewhere, we can also help you compare towns before you start booking showings.

How much deposit do I need when my offer is accepted?

Deposits in Ontario are negotiable and are commonly a few percent of the price, paid within about 24 hours of acceptance and held in trust by the listing brokerage. The deposit counts toward your down payment at closing. Our deposit guide explains how much to plan for and when it is at risk.

Should I buy first or sell first?

It depends on your finances and nerves. Selling first means you know exactly what you have to spend, but you may need a short-term place. Buying first secures the new home but risks carrying two properties. Many clients line up closing dates or use a sale condition. We plan both sides with you, since we handle both.
