Selling your home with Brolly Group

Selling well comes down to three things: the right price, a home that shows at its best, and marketing that reaches the right buyers in the first few days. We handle all three, then negotiate hard on your behalf.

How do we price your home?

We start with what buyers have paid for similar homes nearby, then adjust for size, lot, condition, updates and location on the street. We look at what is competing with you right now, because buyers compare your home to those. Then we explain the range and our recommendation, so the decision is yours and it is an informed one.

The first two weeks on the market matter most. A well-set price draws the most showings while your listing is new. Our pricing guide explains why, and a free home evaluation is the first step.

What should you fix or stage before listing?

Less than you might think. Clean, declutter, fix the small things buyers notice (drips, sticky doors, burnt-out bulbs), and freshen tired paint with neutral colours. Big renovations rarely pay back before a sale, and we will tell you honestly which ones to skip.

We give you a room-by-room list after our walk-through. Our guides on staging that works and renovation mistakes to avoid cover the details.

How do we market your home?

Professional photography for every listing, with video or a virtual tour and drone shots when the property and setting call for it. Your home goes on the MLS® system, across our team's Facebook and Instagram, and in front of the buyers our fourteen agents are already working with.

We plan showings around your life, with agent previews and open houses where they make sense, and we keep you updated on feedback and activity so you are never left wondering.

Questions

Questions we hear often

Ask us something else

How long does it take to sell a home?

It depends on the price, the condition, the location and the season. A well-priced, well-presented home usually draws its strongest interest in the first couple of weeks. Once you accept an offer, closing is commonly 30 to 90 days away, set by agreement. Our guide to selling timelines breaks down each stage.

What does it cost to sell a home in Ontario?

The main costs are real estate commission, legal fees and disbursements, and paying out your mortgage, which can include a prepayment penalty if you break it early. Some sellers add staging, repairs or moving costs. We set out the commission in writing in the listing agreement before you sign, and we can estimate your net proceeds with you.

Should I renovate before I sell?

Usually not in a big way. Most major renovations return less than they cost when you sell, and they delay your listing. Focus on repairs, cleaning, paint and curb appeal instead. If your home needs significant work, pricing it to reflect that is often the smarter move, and we will show you the numbers both ways.

Should I accept the first offer?

Not automatically, but do not dismiss it either. Early offers often come from the most motivated buyers. We look at the price, deposit, conditions and closing date together, compare them to the market, and advise whether to accept, counter or wait. Our article on evaluating offers explains how we weigh them.

Can I sell a home that has tenants?

Yes, but tenants in Ontario have rights that affect showings, timing and whether the buyer can take vacant possession. Notice rules for entry apply, and ending a tenancy for a buyer's own use must follow Landlord and Tenant Board rules. Read our guide to selling with tenants and talk to us early.

Do I have to list with you after a free evaluation?

No. The evaluation is free and there is no obligation. Many homeowners ask for one a year or two before they plan to move, simply to understand their options. We are happy to stay in touch and update the numbers when you are ready.
