How it works

How is Ontario land transfer tax worked out?

The tax rises in steps: 0.5% on the first $55,000, 1% up to $250,000, 1.5% up to $400,000, 2% up to $2 million, and 2.5% above that for a home with one or two single-family residences. Each rate applies only to the part of the price inside its bracket.

Do first-time buyers pay less?

Eligible first-time buyers get a refund of up to $4,000, which covers the full tax on a home up to $368,000. Your lawyer usually claims it when the deal closes.

Is there a second tax in Brantford or Norfolk?

No. Only Toronto adds a municipal land transfer tax. In Brantford, the County of Brant and Norfolk County you pay the provincial tax alone.

When is it paid?

On closing day, through your real estate lawyer, along with your other closing costs. Budget for it on top of your down payment. Questions? Send the team a message.
