Renting in Brantford, Brant and Norfolk

Renting is a big decision on either side of the lease. We help tenants find a good home and put their best application forward, and we help landlords price, market and lease their property the right way.

Looking for a rental?

Good rentals go quickly, so be ready before you book showings. Have a rental application, proof of income such as pay stubs or an employment letter, references from past landlords, a credit report and photo ID ready to send. A short note about who you are and why the home suits you helps more than people expect.

Search all homes for rent, or start with Brantford rentals, Brant County rentals or Norfolk County rentals.

Renting out your property?

We help you set a rent that reflects comparable homes, prepare and photograph the property, market it, screen applicants with credit checks and references, and complete the Ontario Standard Form of Lease. Leasing through the MLS® system puts your home in front of renters and the agents working with them.

Before you list, talk to your mortgage lender and insurer about renting the home. Our guide to renting out your home covers the essentials, and Justin Kuiper on our team brings hands-on rental property management experience.

What rules should both sides know?

Ontario's Residential Tenancies Act sets the ground rules: the Standard Form of Lease, limits on deposits, notice for entry, how and when rent can increase, and how a tenancy can end. Many units are covered by the annual rent increase guideline, while some newer units are exempt, so check which applies.

For anything beyond the basics, the Landlord and Tenant Board and Ontario's tenant and landlord resources are the official sources. We help you understand the process, but we are not lawyers, so we will tell you when it is time to get legal advice.

Questions

Questions we hear often

Ask us something else

What do I need to apply for a rental in Ontario?

Most landlords ask for a completed rental application, proof of income (pay stubs, an employment letter or bank statements), references from previous landlords, a credit report and photo ID. Having these ready before showings lets you apply the same day, which matters when good rentals get several applications quickly.

What is the Ontario Standard Form of Lease?

It is the province's required lease template for most residential tenancies, including houses, apartments and condo units. It sets out the rent, what is included, the term and both parties' rights and responsibilities in plain language. Landlords and tenants can add some extra terms, but they cannot override the Residential Tenancies Act.

How much deposit can a landlord ask for in Ontario?

A landlord can collect a rent deposit of no more than one month's rent (or one rent period), and it must be used for the last month of the tenancy. Damage deposits are not allowed. A refundable key deposit is permitted. If you are asked for more than that, ask questions before you pay.

Do tenants pay a fee to work with you?

In most rental searches the landlord pays the leasing commission, but every arrangement should be in writing before you start. We explain how it works for your situation at the outset so there are no surprises later. Call us at 519-755-1180 if you would like to talk it through.

Do you manage rental properties after the lease is signed?

Our service focuses on finding the right tenant and getting the lease signed properly: pricing, marketing, showings, screening and the Standard Form of Lease. If you want ongoing property management, we can talk through options and point you toward the right help for your property.
