Who looks after the well and septic in a rural rental?

It should be written into the lease. Usually the landlord is responsible for maintaining the well, water treatment equipment and septic system, while the tenant agrees to use them properly, for example by not flushing harmful items. Testing the water and pumping the septic are often handled by the landlord. Agree on the details before signing so everyone knows what to expect.

Do I need a car if I rent in Brant County?

In most cases, yes. Paris has shops, schools and services within the town, but transit options across the County of Brant are limited, and rural rentals are often some distance from groceries and schools. Before you sign, think through your commute, school runs and errands, and check how the roads to the property are maintained in winter.

Can a Brant County landlord refuse pets?

A landlord can choose not to rent to a tenant with pets at the application stage. However, under Ontario's Residential Tenancies Act, a no-pets clause in a lease is generally void, so once a tenancy starts a landlord cannot evict a tenant simply for having a pet unless it causes problems such as damage or allergies. Condo rules can be different.
