Where are the rentals in Norfolk County?

Simcoe, as the county seat, has the most year-round rentals, including apartments, townhouses and houses. Port Dover has some year-round units alongside many summer cottages. Waterford, Delhi and the smaller towns see occasional rentals, often single houses. Because supply is limited, it pays to search the whole county and to have your application ready.

Search current leases on our rental listings, and compare the towns on our Norfolk County community page.

Is it a year-round tenancy or a seasonal rental?

This matters for both sides. A long-term home rental is covered by the Residential Tenancies Act, with the Ontario Standard Form of Lease and the protections that come with it. A summer cottage rented by the week is usually seasonal accommodation that falls outside the Act and may need a short-term rental licence from the county.

Tenants should make sure a year-round rental is actually set up to be lived in through the winter. Landlords should be clear from the start about which kind of rental they are offering.

    Renting out a Norfolk property?

Whether you own a house in Simcoe or a winterized cottage near the lake, a long-term tenancy needs consistent screening and a proper lease. Justin Kuiper brings experience in rental property management. If you are thinking of selling a home that has tenants in it, our selling with tenants guide explains the rules.

Prefer to rent by the week in summer? Check Norfolk County's short-term rental requirements first; our Norfolk County homes for sale page covers what buyers should ask about rental use.

    Questions

Homes for Rent in Norfolk County: your questions

    Ask us something else

Where can I find homes for rent in Norfolk County?

Simcoe has the most year-round rentals in Norfolk County, followed by Port Dover. Waterford, Delhi and the smaller towns have occasional rentals, often single houses. Because supply is limited, search across several towns, set up alerts, and have your rental application, references and proof of income ready so you can apply as soon as a suitable home appears.

Does the Residential Tenancies Act apply to a cottage rental?

Usually not for vacation stays. The Residential Tenancies Act generally does not cover seasonal or temporary accommodation, such as a cottage rented for a week or a summer. If a cottage is rented as someone's permanent home, the Act generally applies, with the standard lease and tenant protections. If you are unsure which applies to your situation, ask before you sign anything.

Can I rent a former cottage as a year-round home in Norfolk?

Sometimes. Some former cottages near the lake have been fully winterized and are rented year-round. Before you sign, ask about insulation, the heating system and fuel costs, frost-protected water lines, the water source and winter road maintenance. A home that is comfortable in July may be expensive or difficult in January if it was not built for winter.

Why are Norfolk County rentals hard to find?

Norfolk is made up of smaller towns, so the total number of rental homes is limited. Many lake properties are used as summer cottages or seasonal rentals rather than long-term homes, and seasonal farm work adds extra demand for housing at certain times of year. Searching several towns and being ready to apply quickly gives you the best chance.
