Calm water and docks at the Turkey Point marina on Long Point Bay

Turkey Point

Turkey Point is a lakeside community on Long Point Bay, with a long sandy beach, one of the biggest freshwater marinas in the country and a provincial park on the bluffs above. It is part cottage country, part year-round village, and buyers need to know which kind of property they are looking at.

What is Turkey Point like?

Summer at Turkey Point is beach days, boats coming and going from the marina, and fishing on the bay. The provincial park on the hill above has campsites, hiking trails and a golf course, and the long public beach is one of the best on this stretch of Lake Erie.

Off-season, it is very quiet. A core of year-round residents keeps the community going, and Simcoe and Port Dover are each about 20 minutes away for groceries and services.

Seasonal cottage or year-round home?

This is the first question we answer for every Turkey Point buyer. Some cottages are not winterized: they may lack insulation, year-round heat or frost-protected water lines. Others have been fully converted and are lived in all year. The difference affects your financing, insurance and how you can use the property.

Ask about heating, insulation, water source and sewage system, road maintenance in winter, and any flood or shoreline rules. Our Turkey Point listings page has a fuller checklist.

Who buys in Turkey Point?

Families looking for a summer cottage within an hour of Brantford, boaters who want to be near the marina, and retirees who want to live by the water full time. Some buyers plan to rent their cottage out part of the summer; if that is you, check Norfolk County's current short-term rental rules first.

If Turkey Point is a little too seasonal for you, look at Port Dover or Port Rowan along the same shoreline.

Questions

Turkey Point questions, answered

Ask us something else

Can you live in Turkey Point year-round?

Yes, if the home is built or converted for year-round use. Many residents live at Turkey Point all year, but some cottages are seasonal only and not insulated or heated for winter. Before you buy, confirm the heating, insulation, water lines, sewage system and winter road access, and check with your lender and insurer.

How far is Turkey Point from Brantford?

Turkey Point is about 55 minutes south of Brantford by car, and about 20 minutes from both Simcoe and Port Dover. That puts it within an easy drive for a weekend cottage from Brantford, Hamilton and much of the western GTA.

Is there a marina at Turkey Point?

Yes. Turkey Point has one of the largest freshwater marinas in Canada, with hundreds of boat slips. Some properties near the marina come with or are close to slips, which is a big draw for boaters. Slip arrangements vary, so confirm exactly what is included with any property you are considering.

Is it harder to get a mortgage on a Turkey Point cottage?

It can be. Lenders often treat seasonal cottages differently from year-round homes, and may ask for a larger down payment or have stricter rules for properties without year-round access or heat. Talk to your lender or mortgage broker early. Nadene Aasla on our team spent 20 years in banking and can help you prepare.
