Calm water and docks at the Turkey Point marina on Long Point Bay

Turkey Point Homes for Sale

Turkey Point is a small lakeside community south of Simcoe, built around a beach, a provincial park and one of the largest marinas on the Great Lakes. Most properties are cottages or lake homes, and the first question on every one is whether it works in January as well as July.

What kinds of properties are for sale in Turkey Point?

Cottages make up much of the market, from original summer cabins to cottages that have been rebuilt or fully winterized. Year-round lake-view homes come up less often, and true waterfront lots are rare. Near the marina, some units are sold with a boat slip, and it is important to know whether the slip is owned, leased or simply rented from season to season.

Our Turkey Point community page covers what life here is like. This page is about buying well, which starts with understanding exactly what you are buying and how you can use it.

How do you tell a seasonal cottage from a year-round home?

Look at insulation in the walls, floor and attic, a permanent heat source sized for winter, plumbing protected from frost, and a water supply that runs all year. Ask whether the road is maintained in winter and whether garbage pickup is year-round. A cottage on piers or blocks rather than a full foundation is usually seasonal.

The answer affects more than comfort. Lenders often treat seasonal cottages differently from year-round homes, with different down payment and approval rules, and insurers ask the same questions. If you plan to convert a cottage, get a contractor's estimate before your offer goes firm.

  • Insulation and a winter-ready heat source
  • Frost-protected water lines and a year-round water supply
  • Foundation type: full foundation, piers or blocks
  • Winter road maintenance and services
  • Septic system size, age and condition

What shoreline and flood questions should you ask?

Much of Turkey Point sits close to lake level, and high water and storms have caused flooding and erosion along this shoreline. Ask the seller about past water, look at how the cottage is elevated, and check the Long Point Region Conservation Authority's regulation mapping. Rebuilding, adding on or installing shoreline protection in a regulated area usually needs a permit.

Septic systems on small cottage lots close to the water deserve a careful inspection too. If Turkey Point feels too seasonal, compare Port Dover along the same shoreline, or look through Norfolk County listings for year-round lake towns.

Questions

Turkey Point Homes for Sale: your questions

Ask us something else

Can I live in Turkey Point year-round?

Yes, if the property is built for it. Some Turkey Point homes are fully winterized and lived in all year, while many cottages are seasonal only. Check insulation, heating, frost-protected water lines, the foundation and winter road maintenance. The local bus route, Ride Norfolk, has run weekday service to Port Dover and Simcoe, but most year-round residents rely on a car.

Is it harder to get a mortgage on a Turkey Point cottage?

It can be. Lenders often treat a seasonal, non-winterized cottage differently from a year-round home, which can mean a larger down payment, different terms or fewer lender options. A winterized cottage with a proper foundation and year-round road access is usually easier to finance. Speak with a lender or mortgage broker before you start making offers, not after.

Do Turkey Point marina units come with a boat slip?

Some do, but the details vary. A slip may be owned as part of the property, leased long term, or rented seasonally from the marina, and each arrangement carries different costs and rights. Ask for the paperwork that shows exactly what is included, whether it transfers to you, and what fees apply, before your offer goes firm.

Does Turkey Point flood?

Parts of Turkey Point sit close to lake level and have seen flooding and erosion during periods of high water and strong storms. The shoreline is regulated by the Long Point Region Conservation Authority. Ask the seller about any past water, check how the building is elevated and protected, review the conservation authority's mapping, and get insurance quotes before removing conditions.

Can I rent out my Turkey Point cottage when I am not using it?

Many owners rent their cottages for part of the summer, but Norfolk County regulates short-term rentals and may require a licence and inspections. Check the current rules with the county before you buy, and ask the seller for records of past rentals and any licence. Do not count on rental income until you have confirmed what is allowed.
