Norfolk County is really two markets sharing one name: the Lake Erie shoreline, with its beach towns and cottages, and the inland farm country around Simcoe, Waterford and Delhi. The listings below include both, and the checks you need depend on which side you are buying on.

Along the lake, Port Dover is the busy beach town with a working harbour, Turkey Point is a strip of cottages and year-round homes beside a large marina, and Port Rowan is a quiet village on Long Point Bay. Expect cottages of every age, a few true waterfront homes, and newer subdivisions set back from the shore.
Inland, Simcoe is the full-service county seat, Waterford sits closest to Brantford, and Delhi anchors the old tobacco country. Here you will find brick century homes, post-war bungalows, new subdivisions and farms of every size. What it is like to live in each place is on our Norfolk County community page.
Start with how the property is used through the year. A cottage that was built for summers may have no insulation, a shallow water line or a seasonal road, and lenders and insurers treat it differently from a year-round home. Ask where the water comes from, since some lake properties use a well, a cistern or a lake intake rather than municipal water.
Then look at the shoreline. Lake Erie levels rise and fall, and bluffs and low beaches both face erosion or flooding. Any work near the water, from a new deck to shoreline protection, can need a permit from the Long Point Region Conservation Authority, so ask the seller what permits exist for what is already there.
Many Norfolk farms still have tobacco kilns and old bank barns, which can be useful storage or a costly liability depending on their condition. Sandy soils drain well, which helps septic systems, but wells still need testing for bacteria and nitrates. Confirm the zoning, any farm leases in place and whether the land is assessed in the farm tax class, because a new owner has to qualify for it.
Nadene Aasla brings deep local knowledge of Norfolk County as well as Brantford and Brant County, along with 20 years in banking that helps when a farm or cottage purchase needs creative financing. Our rural property guide covers wells and septic in more detail.
