Homes for Sale in Oakland, Ontario

The Oakland listing area also takes in nearby Scotland and the surrounding countryside, so homes shown here are in and around Oakland rather than only in the hamlet.

What kinds of homes are for sale around Oakland?

Oakland is small, and so is its housing stock: country homes on lots of an acre or more, older farmhouses, a few bungalows near the crossroads, and farm acreage further out. Buyers here usually want room, quiet and a property they can shape, whether that means a big garden, a shop or a few animals.

Because the listing area named Oakland mostly covers homes around nearby Scotland, the grid above shows properties in and around the hamlet. For what the area is like to live in, see our Oakland community page.

What should you check on a rural Oakland property?

Start with water and wastewater: a flow test and lab test for the well, and a pumped and inspected septic tank. Then look at the outbuildings, the heating system and fuel, and whether the internet options at the address actually work for you. Rural road maintenance and winter driving are worth asking neighbours about.

Check the zoning too, especially if you plan to add a building or keep livestock. On larger parcels, ask whether any part of the land is regulated by a conservation authority. Our rural property, well and septic guide covers each step.

  • Well flow and water quality
  • Septic age, permit and inspection
  • Outbuilding condition and permitted use
  • Zoning for livestock or new buildings
  • Internet and mobile coverage at the address

What else is nearby?

If Oakland does not have the right property, look at Scotland just to the southwest, Mount Pleasant closer to Brantford, and Burford to the northwest. They share Oakland's rural character with slightly different trade-offs on distance and services.

Ask us something else

Where is Oakland, Ontario?

Oakland is a rural hamlet in the County of Brant, about 18 kilometres southwest of Brantford at the corner of King Street, also known as County Road 24, and Oakland Road. It is roughly a 15 to 20 minute drive to Brantford and about 20 minutes to Paris. The village of Scotland is just to the southwest.

What is Oakland, Ontario known for?

Oakland, originally called Malcolm's Mills, was the site of the last land battle of the War of 1812 in Upper Canada, fought on November 6, 1814. A plaque at Oakland Road and King Street marks the battle, and a park now covers much of the battlefield. Today the hamlet is a quiet rural community surrounded by farmland and country homes.

Why are there so few homes for sale in Oakland?

Oakland is a small hamlet with a limited number of homes, and many owners stay for years. At any given time there may be only a handful of properties for sale in the hamlet and the countryside around it. Setting up a search for the wider area, including Scotland and Mount Pleasant, gives you a better chance of finding the right property.

Are Oakland homes on well and septic?

Most rural properties in and around Oakland use a private well for water and a septic system for wastewater. Confirm servicing for each specific property, and ask the seller for the well record, water test results, the septic permit and pumping history. Make your offer conditional on your own water testing and septic inspection, because either can be costly to fix.
