What kinds of rentals are available in Brantford?

Downtown and near the Laurier campus, rentals lean toward apartments, condos and units in older houses, which suit students and young professionals who want to walk to class or work. Across the rest of the city, you will find basement apartments, duplexes and triplexes, and townhouses and detached houses that suit families who want a yard and more space.

How do you stand out as a tenant in Brantford?

Good rentals move quickly, so have your paperwork ready before you start viewing. That means photo identification, proof of income such as recent pay stubs or an employment letter, landlord references and a recent credit report or consent to a check. If you are a student, a guarantor's information can help.

Read the lease carefully before you sign, especially who pays which utilities, rules on pets and smoking, parking, and how maintenance requests work. Our renting page walks through the full process.

Questions

Homes for Rent in Brantford: your questions

Ask us something else

What is the Ontario Standard Form of Lease?

It is a government-issued lease template that most residential landlords in Ontario must use. It sets out the rent, the deposit, who pays which utilities, and the rights and responsibilities of both sides in plain language. If a landlord does not provide it after the tenant asks, the tenant may have options under the Residential Tenancies Act, including withholding some rent in certain cases.

What deposits can a Brantford landlord ask for?

In Ontario, a landlord can ask for a rent deposit of no more than one month's rent, or one rental period if rent is paid more often, and it must be used for the last month of the tenancy. A refundable key deposit is also allowed. Damage deposits and security deposits are not permitted for most residential tenancies under the Residential Tenancies Act.

What do I need to apply for a rental in Brantford?

Most landlords ask for a completed rental application, photo identification, proof of income such as pay stubs or an employment letter, references from past landlords and consent to a credit check. Students may be asked for a guarantor. Having all of this ready before you start viewing helps you apply quickly, because good rentals often attract several applicants.

Are there student rentals near Laurier Brantford?

Yes. Wilfrid Laurier University's Brantford campus is downtown, and many nearby apartments, condos and converted houses are rented to students. Some are rented by the room and others as full units. Read the lease to see whether you are signing individually or jointly with roommates, because that affects who is responsible if a roommate leaves before the lease ends.

How should a Brantford landlord screen tenants?

Use the same process for every applicant: a written application, identification, proof of income, landlord references and a credit check with the applicant's consent. Ontario's Human Rights Code prohibits discrimination on grounds such as family status, receipt of public assistance and disability, so focus on objective information. A properly completed Ontario Standard Form of Lease then sets out the terms.
