What homes will you find for sale in Simcoe?

Around downtown, Simcoe has many older brick homes, some grand Victorian houses and plenty of solid, modest ones, on streets lined with mature trees. Further out, post-war bungalows and storey-and-a-halfs make up much of the town, and newer subdivisions on the edges add two-storey family homes, bungalow towns and townhouses.

Because Simcoe is the county's service centre, its housing choice is wider than in the smaller Norfolk towns. For what daily life is like, see our Simcoe community page and the living in Simcoe guide.

What should you check before buying an older Simcoe home?

Older homes near downtown can have original wiring, galvanized or cast-iron plumbing, older foundations and additions built without permits. Ask for the seller's renovation records and look for signs of past water in the basement. Make your offer conditional on a home inspection whenever you can, and get insurance quotes early on very old homes.

If a property backs onto the Lynn River or one of the town's ravines, ask whether any part of it is regulated by the Long Point Region Conservation Authority, which can affect additions, pools and sheds.

  • Wiring and electrical panel
  • Plumbing and the water service line
  • Foundation and basement moisture
  • Permits for past renovations and additions
  • Conservation authority regulation near the Lynn River

Who buys in Simcoe?

Simcoe suits households that want small-town prices and pace with real services close at hand: families who want schools and sports in town, retirees who value being near the hospital, and people working in Norfolk's farming, health and public sectors. Many also like having the lake at Port Dover and Turkey Point a short drive away.

If you want a smaller town closer to Brantford, compare Waterford. Either way, we will help you sort through the options and plan your showings.

Questions

Homes for Sale in Simcoe: your questions

Ask us something else

How far is Simcoe from Brantford?

Simcoe is about 40 minutes south of Brantford along Highway 24. Port Dover is about 15 minutes from Simcoe, Hamilton is just over an hour away, and Toronto is roughly 90 minutes in good traffic. Many Simcoe residents work locally, while others commute north to Brantford or toward Hamilton, so test the drive at your usual travel time before buying.

Is there a hospital in Simcoe?

Yes. Norfolk General Hospital is in Simcoe, which is one reason the town appeals to retirees and families. As Norfolk County's seat, Simcoe also has the county's main offices, a range of shopping and services, and several elementary schools and high schools. That makes it one of the most practical places to live in the county.

Are there older heritage homes for sale in Simcoe?

Yes. The streets around downtown Simcoe have many older brick homes, including some large Victorian houses. They offer character, mature lots and a walk to downtown, but older wiring, plumbing and foundations deserve a careful inspection. Ask whether a property has any heritage designation before planning exterior changes, and get insurance quotes early.

Are there newer homes and subdivisions in Simcoe?

Yes. Newer subdivisions on the edges of Simcoe offer detached homes, bungalow towns and townhouses with modern layouts and attached garages. Some may still be sold by builders, with new home warranty coverage. They are a good fit for buyers who want low maintenance and newer systems while staying close to Simcoe's services and schools.
