Lake town or farm country: what is for sale in Norfolk?

Along the lake, Port Dover is the busy beach town with a working harbour, Turkey Point is a strip of cottages and year-round homes beside a large marina, and Port Rowan is a quiet village on Long Point Bay. Expect cottages of every age, a few true waterfront homes, and newer subdivisions set back from the shore.

Inland, Simcoe is the full-service county seat, Waterford sits closest to Brantford, and Delhi anchors the old tobacco country. Here you will find brick century homes, post-war bungalows, new subdivisions and farms of every size. What it is like to live in each place is on our Norfolk County community page.

What should you check on a Norfolk waterfront or cottage property?

Start with how the property is used through the year. A cottage that was built for summers may have no insulation, a shallow water line or a seasonal road, and lenders and insurers treat it differently from a year-round home. Ask where the water comes from, since some lake properties use a well, a cistern or a lake intake rather than municipal water.

Then look at the shoreline. Lake Erie levels rise and fall, and bluffs and low beaches both face erosion or flooding. Any work near the water, from a new deck to shoreline protection, can need a permit from the Long Point Region Conservation Authority, so ask the seller what permits exist for what is already there.

What should you check on Norfolk farm and acreage properties?

Many Norfolk farms still have tobacco kilns and old bank barns, which can be useful storage or a costly liability depending on their condition. Sandy soils drain well, which helps septic systems, but wells still need testing for bacteria and nitrates. Confirm the zoning, any farm leases in place and whether the land is assessed in the farm tax class, because a new owner has to qualify for it.

Nadene Aasla brings deep local knowledge of Norfolk County as well as Brantford and Brant County, along with 20 years in banking that helps when a farm or cottage purchase needs creative financing. Our rural property guide covers wells and septic in more detail.

      Questions

Homes for Sale in Norfolk County: your questions

      Ask us something else

Can I live year-round in a Norfolk County cottage?

Some cottages are fully winterized and lived in all year; others were built for summer only. Check for insulation, a year-round heat source, frost-protected water lines and a road that is maintained in winter. Lenders and insurers ask these questions too, and a seasonal cottage can be harder to finance. If a cottage is not winterized now, get estimates for converting it before you offer.

Do I need a permit to build near the Lake Erie shoreline in Norfolk?

Usually, yes. Much of the Norfolk shoreline is regulated by the Long Point Region Conservation Authority because of flooding, erosion and dynamic beach hazards. Building, adding on, grading or installing shoreline protection in a regulated area typically needs a permit from the conservation authority as well as the county. Ask before you buy, because these rules can limit what you are able to change.

Can I run a short-term rental in Norfolk County?

Possibly, but check the rules first. Norfolk County regulates short-term rental accommodations and may require a licence, inspections and limits on how the property is used. Condo or cottage association rules can add their own restrictions. Before you count on rental income, confirm the requirements with the county and ask the seller for records of any past licensing and bookings.

What are the small wooden buildings on Norfolk farms?

Most are tobacco kilns, tall narrow buildings once used to cure tobacco leaves when Norfolk was the centre of Ontario's tobacco industry. Many farms still have one or several. Some owners use them for storage or workshops, while others are in poor condition. Have them looked at during your inspection, and check whether insurance will cover them before you count them as useful space.

How far is Norfolk County from Brantford?

Waterford is the closest Norfolk town, about 25 to 30 minutes south of Brantford along Highway 24. Simcoe is about 40 minutes away, and the lake towns of Port Dover and Turkey Point are just under an hour depending on the route. Many buyers keep a job in Brantford or Hamilton and choose the Norfolk town that fits their commute.

Does a farm's lower property tax rate carry over to a buyer?

Not automatically. In Ontario, the farm property class tax rate depends on the land being used for a qualifying farm business, either by the owner or a farmer who rents the land. When the property changes hands, the new owner needs to meet the requirements to keep it. Ask about any existing farm lease and how the property is assessed before you buy.
