Paris has two housing personalities: the hilly old town by the rivers, with brick and cobblestone homes that have stood for well over a century, and the newer subdivisions on the edges of town. Here is how to buy well in either one.

In the older parts of town you will find Victorian and Edwardian brick houses, modest worker cottages and the cobblestone homes Paris is known for, many on hilly streets that slope toward the rivers. Lots can be irregular, garages are often detached or missing, and no two houses are quite the same.
On the edges of town, newer subdivisions offer two-storey family homes, bungalow towns and townhouses with attached garages and modern layouts. They buy much like new homes anywhere, with warranty coverage and builder paperwork to understand. For the lifestyle side of the town, from the downtown to the trails, see our Paris community page and the living in Paris guide.
Start with heritage status. Some Paris properties are designated under the Ontario Heritage Act or listed on the county's heritage register, which can affect what you change on the outside. Then look hard at the bones: stone and rubble foundations, original wiring, old plumbing and the mortar on a cobblestone or brick wall, which needs the right lime-based repair rather than modern cement.
If the house is near the Grand or the Nith, ask whether it sits in a floodplain or regulated area and what that means for insurance and future additions. Our home inspection red flags list applies just as much in Paris as in the city.
Two of our agents, Peter Ligori and Matt Comeau, live in Paris, and Peter's background as a licensed electrician and in home construction is useful when an older house needs a closer look. We will walk through a property with you and help you decide what is charm and what is a project.
If Paris prices or inventory do not line up with what you need, nearby St. George and Burford are worth comparing, and our selling in Paris page helps if you need to sell first.
