West Brant has been the city's main growth area for years, with new detached homes, townhouses and some low-rise condos on former farmland west of the Grand River. Newer communities are also taking shape on Brantford's south and southwest sides, toward Mount Pleasant Road, where the city has room to grow.
Builders and phases change quickly, so rather than list them here, we keep track of what is selling and what is close to completion. Our Brantford new construction guide explains how the areas compare, and for life in those neighbourhoods, see living in Brantford.
A builder's agreement is longer than a resale offer and it is written for the builder. Read the schedules: they set out the deposit structure, what finishes are included, how the builder can change the plans, and the closing adjustments that are added on top of the price. Those adjustments can include items such as utility connections and warranty enrolment, so ask for an estimate up front.
Ask how firm the closing date is and what happens if it moves. Tarion sets rules for delayed closings and compensation. If you might need to sell before the home is finished, check whether the builder allows an assignment and on what terms. Our assignment sale guide explains how that works.
The friendly person in the sales office works for the builder. Your own agent works for you: comparing models and lots, pushing for upgrades or a better closing date, and reading the agreement with you before you sign. Register with your agent on your first visit, because many builders will not recognize an agent who shows up later.
On our team, Peter Ligori brings a background as a Tarion new home warranty provider and in custom home construction, so he knows what a pre-delivery inspection should catch. We also help buyers compare a new build with a nearly new resale home, which can be a simpler path with some warranty left. Our buying page covers the rest of the process.
